Burj Al Baher - Tripoli, Libya

Project Location

The Complex will have a resort flavor, while it can still be described as urban. Once opened, this Complex would be a major mixed-use tourist landmark. The Burj Al Baher Project is strategically located along the Al Jalaa Coastal Road, on seven hectares of prime beachfront land along the Mediterranean coast. It is ten minutes from the centre of Tripoli, where most government oces are based. Nearby recreational facilities, tourist spots and shopping areas are sure to please leisure travelers.

The Complex also features relevant hotel functions and facilities, including a banquet hall of 1,000 square meters located in the podium. The podium runs the length of the three towers.There will be elegant landscaping with pools and water features and car parking for nearly 700 cars.

The Hotel

The Complex shall feature a Hotel Tower of 32 levels with 327 rooms and suites ranging from 43 to 213 square metres. All Hotel rooms and suites will be tastefully decorated to encompass elements from the local culture, while embodying modern day convenience including large flat screen televisions with international channels, pay perview options and broadband internet connection. The presidential suite and major suites located in the Hotel Tower are well suited to meeting the requirements of VIPs visiting the country for business and leisure. The provision of 24-hour security and controlled access throughout the Hotel ensures that it will be suitable for visits and long term stays of VIPs, business and ocial delegations.

Guest Services

A dedicated Business Centre will feature workstations, private boardrooms, with professional secretarial services including translation and other related services. Limousine transfers, express laundry services, car rental and travel agency counters will be located in the Hotel to facilitate accommodation, transportation and travel requirements.

Restaurants

Four restaurants will serve International, Arabic, Seafood and Italian cuisines providing a wide variety of choice for every taste. The Tea Lounge and Poolside Cafe will be available for in-house guests, office and apartment tenants as well as walk-in guests for casual dining.

Spa & Liesure Facilities

The Spa Development of 1,450 square meters will include a state-of-the art gymnasium, sauna, steam rooms, luxurious Jacuzzis, indoor pool and sophisticated treatment rooms. Professional therapists will provide treatments. Beauty salons for men and women will be available as well.

Sports & recreation facilities

Sports and recreation facilities will include tennis courts, outdoor swimming pools and access to more than a half a kilometre of Mediterranean beach. Burj Al Baher will offer a full complement of services to accommodate the business and leisure markets. These services and amenities will also be available and welcoming to tenants of the apartments and oces.

Meeting & Banquet Spaces

The Burj Al Baher will offer a 1,000 square meters (600-person formal dining capacity) banquet hall which can also be split into three (3) smaller rooms. There are eight (8) meeting/ board rooms of 35 to 67 square meters each. A Banquet Terrace facing the sea will also be available for open functions and pre-function activities. The flexibility of the banquet spaces will ensure that simple business meetings, corporate conventions, weddings, concerts and lawn tent functions are well accommodated.

Serviced Apartments

The 28-storey tower will have 100 luxury apartments, spread over 25 floors. The one, two and three bedroom apartments range in size from 75 to 155 square meters and will be elegantly furnished and decorated.

Offices & Commercial Complex

The 21-storey Office Tower and 5-storey Commercial Building will have approximately 27,000 square meters of gross area with complementing retail shops and a food court to address the Oce tenants and guests daily requirements such as refreshments and minor office supplies and gifts.

Construction Status

Infrastructure work for the camp and dormitory area with facilities for a potential of 1,500 strong workforce have been established. Site oces and other prefabricated buildings are ready. The hotel mock up room and the apartment mock up are in progress. 100% of the structural work of the Apartment Tower has been completed while structural work in the Hotel Tower has advanced to the 17th floor. The facade, architectural, mechanical and elec-trical works have been started. The Office Tower has come out of the ground while the Commercial Building structural work is complete and the Banquet Hall foundations have commenced. Construction work was on schedule until the Project was placed in suspension due to Force Majeure in early 2011. Suspension has been formally lifted and full site remobilisation is underway. Construction works have resumed in the First Quarter of 2013.
